1. Do I really need a full replacement, or can it just be repaired?
Not every leak means a new roof. If your roof is relatively young (under 10-15 years) and the damage is localized (like a few missing shingles from a storm), a repair is often sufficient. However, if the roof is nearing the end of its lifespan, has widespread granule loss, or multiple leaks, a replacement is usually more cost effective in the long run than paying for constant repairs.
2. How much does a new roof cost?
The price varies significantly based on the size of your roof, the pitch (steepness), and the materials you choose (asphalt shingles vs. metal or tile). On average, an average residential roof replacement can range from $5,000 to $15,000+. We provide detailed, written estimates after a physical inspection so you know exactly what you are paying for. There are no hidden fees.
3. How long will the project take?
Most residential roof replacements are completed in 1 to 3 days. This timeline depends on the weather and the size of your home. We work efficiently to minimize disruption, and we always ensure your home is watertight at the end of each workday, even if the job isn’t finished yet.
4. Will my homeowner’s insurance pay for a new roof?
It depends on the cause of the damage. Insurance typically covers “sudden and accidental” damage, such as wind, hail, or falling trees. It usually does not cover damage due to age, wear and tear, or lack of maintenance. We can help you navigate the claims process by documenting damage and meeting with your Adjuster.
5. What warranties do you offer?
We offer two types of protection:
- Manufacturer Warranty: Covers defects in the roofing materials (often 10 years to Lifetime) depending on the product and manufacturer.
- Workmanship Warranty: Covers our labor and installation errors. This is crucial because even the best shingles will fail if installed incorrectly.
6. Do you tear off the old roof, or can you just roof over it?
While some building codes allow for two layers of shingles, we highly recommend a full tear-off. Removing the old layers allows us to inspect the wood decking underneath for rot or water damage. “Overlaying” (roofing over) can trap heat, shorten the life of your new shingles, and potentially void the manufacturer’s warranty.
7. How will you protect my yard and driveway?
We treat your property with respect. We use tarps to catch falling debris, plywood to protect your driveway from dumpster scratches, and magnetic sweepers to pick up nails around the perimeter of your house once the job is done. We have a very thorough quality control program in place to make sure everything is cleaned up.
8. What happens if it rains while you are working?
We watch the weather forecast religiously. We never tear off more than we can replace or dry-in on the same day. In the event of a sudden shower, our crews are equipped with heavy duty tarps to immediately cover exposed areas and prevent water from entering your home.
9. Are you licensed and insured?
Absolutely. We carry full General Liability insurance (to protect your home) and Worker’s Compensation (to protect our crew). Never hire a contractor who cannot provide proof of insurance; otherwise, you could be liable if a worker is injured on your property.
10. How long will my new roof last?
- Asphalt Shingles: 20–30 years (depending on if they are 3-tab or architectural).
- Metal Roofing: 40–70 years.
- Tile/Slate: 50+ years.
- Note: Lifespan is heavily influenced by proper attic ventilation and regular maintenance.
